LML Realty expands built-to-suit model with built-to-lease offering for MSMEs

LML Realty is expanding its Built-to-Suit Factory offering with a new capital-efficient “Built-to-Lease” model aimed at helping MSMEs accelerate manufacturing expansion without the burden of heavy upfront capital expenditure.
 
Under the model, manufacturers can operate from a fully operational facility, including land, starting at Rs. 25 per sq. ft. per month. The offering is delivered end-to-end through LML Realty’s construction division, LML Contracts, covering land acquisition, design, civil and structural construction, MEP services and statutory approvals under a single contract, with a guaranteed 180-day handover.
 
The move comes as manufacturers looking to expand their footprint often have to coordinate across multiple vendors for land, construction and regulatory compliance—adding complexity, delays and the risk of cost overruns.
 
LML Realty’s Built-to-Lease model brings these requirements under one roof, providing manufacturers with a ready-to-operate facility, predictable costs and a single point of accountability. Businesses can also opt to own the land and develop the facility outright, while the lease model is positioned as a faster route to operational scale.

The factories are designed to be highly customizable, catering to sectors including automotive, pharmaceuticals, food processing, warehousing, chemicals, textiles, FMCG and data centres.
 
The standard offering includes the factory structure, roofing, MEP systems and concrete flooring. For businesses with specialized requirements, LML Realty can configure facilities with heavy-duty industrial structures, GMP-compliant cleanrooms and crane provisions.
 
The facilities will be developed at LML Industrial Park, Jhirka Valley, described by the company as the only PADMA-approved industrial park in Delhi NCR, backed by the Government of Haryana. Manufacturers setting up at the park can access up to Rs. 3 crore in state incentives, including 30% capex support, interest subsidies and export grants under the PADMA Cluster Infrastructure Development Scheme.
 
Located on NH-248A along the Delhi–Mumbai Expressway, the 45-acre gated industrial ecosystem is positioned around 75 minutes from Gurugram and Faridabad. The park features 18-metre RCC internal roads, a three-tier surveillance system, staff quarters and environmental infrastructure including an STP, CETP and rainwater harvesting facilities.
 
The development also includes LML Chambers, a 30,000 sq. ft. commercial institution featuring a Business Development Centre and exhibition floor. According to the company, the wider ecosystem currently serves a community of more than 35 established enterprises.
 
With its Built-to-Lease model, LML Realty is positioning industrial infrastructure as an operational service—allowing MSMEs to move from expansion plans to a functioning manufacturing facility without having to manage the entire development process themselves.
